Senior Estimator – Commercial Construction Summary
As a Senior Estimator – Commercial Construction, you will leverage your extensive experience in commercial construction estimation to lead and manage project bids exceeding $15 million. This position requires a strategic mindset, exceptional communication skills, and the ability to foster a collaborative and inclusive preconstruction environment. Duties & Responsibilities
- Interpret and outline detailed project specifications for commercial construction projects.
- Develop and implement effective bid strategies, identifying key concerns and advantages for each project.
- Identify and define major or priority subcontractors and coordinate bid solicitation using industry-standard tools such as SmartBid.
- Draft, review, and finalize work scopes for subcontractors, ensuring clarity and compliance with project requirements.
- Lead pre-bid meetings with operations personnel and subcontractors to facilitate clear communication and project understanding.
- Assist operations teams with project logistics, staging, and phasing plans to support efficient project execution.
- Prepare bid day summaries and general requirements, utilizing bid spreadsheets and conceptual spreadsheets to complete accurate bids.
- Perform comprehensive takeoffs for CSI Divisions 1-46, ensuring precise quantity assessments.
- Price both self-performed and subcontracted work on a unit-priced basis, leveraging field production data for optimal pricing accuracy.
- Enhance relationships with existing subcontractors and actively seek new subcontractors to ensure comprehensive bid coverage.
- Review and execute bid forms, bid bonds, and other required documents for bid projects.
- Assess estimates for accuracy, constructability, and risk, relying on professional judgment and experience to meet deadlines.
- Support the estimating department through teamwork, assigning and reviewing work scopes as needed to meet project deadlines.
- Lead conceptual budgeting and preconstruction activities, contributing to the overall procurement process.
- Participate in owner interviews and lead presentations of estimates and proposals, effectively representing the company’s capabilities.
- Track value analysis items from development through acceptance and inclusion in proposals.
- Assist with constructability reviews, system analysis of building components, and MEP systems evaluations.
- Lead and complete multiple large-scale commercial projects concurrently.
- Perform additional duties as assigned to support project and departmental objectives.

Qualifications & Requirements
- Minimum of eight (8) years of experience as an estimator in the commercial construction industry.
- Demonstrated experience managing projects valued at $15 million or greater.
- Proficient in standard construction concepts, practices, procedures, and technologies.
- Proven strategic and innovative planning skills to secure competitive bids.
- Ability to lead and take full responsibility for both conceptual and hard bids.
- Experience in securing subcontractor coverage for bids, including in new geographic areas.
- Highly desired: experience with self-performance of concrete and carpentry work.
- Capability to schedule, train, and mentor junior estimators in all aspects of estimating.
- Proficiency in Timberline, On-Screen Takeoff (OST), and Microsoft Office Suite (Word, Excel, Outlook).
