Preconstruction Manager - Summary

- Solicit and analyze subcontractor and supplier bids to ensure competitive and accurate pricing.
- Identify project risks and recommend value engineering solutions while preserving design integrity.
- Serve as the primary point of contact with clients throughout the preconstruction process, presenting budgets and recommendations.
- Coordinate design meetings and assist with material selections as they impact cost and schedule.
- Develop preliminary construction schedules and support permitting as needed.
- Document all phases of the preconstruction process and ensure a seamless handoff to the project management team.

Qualifications & Requirements
- Minimum of 5 years of experience in preconstruction, estimating, or project management within custom residential construction.
- Proven experience preparing budgets and estimates for luxury custom homes.
- Ability to read and interpret architectural, structural, and MEP drawings and specifications.
- Proficiency with estimating software such as Buildertrend, Procore, Bluebeam, PlanSwift, or similar platforms.
- Strong skills in Microsoft Office, particularly Excel.
- Excellent understanding of residential construction methods, materials, and building systems.
- Strong communication, organizational, and time management skills.
- Ability to manage multiple projects simultaneously and work collaboratively in a fast-paced environment.
