The Mechanical Project Manager is responsible for the comprehensive management and oversight of commercial and industrial mechanical construction projects. Key Responsibilities
- Direct overall project management for a portfolio of mechanical construction projects, ensuring all aspects are executed efficiently from inception through completion.
- Procure equipment and negotiate subcontracts in alignment with project requirements and schedules.
- Monitor and accurately forecast job costs, ensuring fiscal responsibility throughout each project lifecycle.
- Oversee billing processes and maintain project schedules, coordinating closely with both internal teams and external stakeholders.
- Provide technical leadership and support to field staff, promoting a collaborative and solution-oriented work environment.
- Work closely with the project Superintendent to oversee daily project activities and ensure alignment with established plans and goals.
- Develop and nurture strong, long-term customer relationships to facilitate effective communication, repeat business, and future project opportunities.
- Ensure all projects are delivered within the specified timeline and budget, maintaining high standards of quality and safety.
- Review and validate project estimates, ensuring the accuracy of entries into job cost accounting systems and the reliability of initial budgets.
- Lead pre-construction and ongoing planning meetings to ensure all project team members understand contract terms, schedules, and project requirements.
- Document and follow up on action items from planning meetings to ensure timely completion and accountability.
- Develop, maintain, and update project schedules, adjusting resources as necessary to meet project milestones.
- Monitor personnel assignments and adjust as needed to align with project demands and timelines.
- Manage subcontract and equipment buy-outs, ensuring these processes support project schedules and financial targets.
- Conduct daily site visits or work from on-site/offsite offices, performing inspections, tracking progress, and resolving project or contract-related issues promptly.
- Identify and address potential project risks, implementing corrective actions as necessary to maintain project integrity.
- Manage scope changes efficiently, ensuring all modifications are processed and incorporated into the project promptly.
- Prepare material takeoffs, estimates, and pricing for any changes to the project scope.
- Organize and participate in project meetings, adhering to both customer and company guidelines and schedules.
Qualifications & Requirements
- Minimum of 10 years of experience managing mechanical construction projects, with renovation experience considered a plus.
- Demonstrated skill in negotiating construction change orders and delivering project presentations.
- Proven ability to solve complex, multi-faceted problems through effective problem-solving techniques.
- Excellent written and oral communication abilities, with polished presentation skills.
- Strong aptitude for interpreting contracts, plans, specifications, schematic diagrams, and isometric drawings.
- Expertise in technical and business letter writing.
- Proficiency in computerized job cost accounting systems.
- Advanced skills in Microsoft Office Suite, with at least intermediate proficiency in Excel.
- Understanding of financial models for fixed price, cost plus, and unit rate/price contracting.
- Ability to work from a job trailer or office and regularly traverse active construction sites, managing typical hazards such as uneven surfaces, limited lighting, and ongoing installation work.
- Willingness to be on-call as needed to support 24/7 client operations, including evenings, weekends, or holidays when necessary.
- Ability to conduct daily site visits to oversee progress, inspect ongoing work, and lead meetings to address project issues.
