Groundskeeper - SummaryThe Groundskeeper ensures that all exterior spaces within the apartment community remain clean, safe, and attractive. By performing regular maintenance, addressing safety concerns, and supporting special projects, the Groundskeeper has a direct impact on property aesthetics and resident satisfaction. This role involves a variety of tasks, from routine cleaning to light repairs, requiring attention to detail and a proactive approach to property care.
Duties & Responsibilities- Maintain cleanliness of all exterior common areas, including sidewalks, courtyards, parking lots, trash enclosures, and walkways to ensure a welcoming atmosphere for residents and guests.
- Empty and clean trash and recycling areas regularly, removing debris and litter from grounds to uphold community standards of cleanliness and safety.
- Sweep and pressure-wash exterior surfaces and common areas as needed, addressing spills, stains, and general grime to maintain a polished appearance.
- Perform basic exterior maintenance and repairs, such as fixing fencing, signage, trash cans, and lighting fixtures to ensure all amenities are in proper working order.
- Operate and maintain non-landscaping equipment, including pavement sweepers, blowers, and pressure washers, to efficiently complete cleaning and maintenance tasks.
- Monitor the property for safety hazards, property damage, vandalism, and maintenance needs, promptly reporting issues to management for swift resolution.
- Assist with move-in and move-out clean-ups, event setups, and participate in special projects as directed by management to support the smooth operation of the community.
- Follow all property safety, appearance, and sustainability standards to ensure compliance with regulations and company policies.

- One year or more of experience in groundskeeping, maintenance, custodial, or general labor roles is preferred.
- Ability to operate cleaning and maintenance equipment such as blowers, pressure washers, and pavement sweepers safely and effectively.
- Basic handyman skills for performing light exterior repairs on community property fixtures.
- Demonstrated reliability, punctuality, and ability to work independently with minimal supervision.
- Physical capability to lift 50 pounds or more, stand and walk for extended periods, and work outdoors in varying weather conditions.
- Valid driver's license and access to reliable transportation.
- High school diploma or equivalent is preferred.
- Possesses a strong commitment to honesty, integrity, and professional conduct while working within the apartment community.
- Demonstrates competence and enthusiasm in completing daily groundskeeping tasks and tackling new challenges.
- Exhibits a high level of reliability and attendance, contributing to team success and the overall property environment.
