Groundskeeper - Summary
- Maintain the cleanliness, safety, and appearance of all exterior and common areas throughout the apartment community.
- Support the property management team in creating an appealing and safe environment for residents, guests, and staff.
- Serve as a first line of defense in identifying and reporting maintenance or safety concerns.
- Engage in a variety of outdoor tasks, including cleaning, basic repairs, and equipment operation.
Duties & Responsibilities
- Routinely clean and maintain exterior common areas such as sidewalks, courtyards, parking lots, trash enclosures, and walkways.
- Empty and clean trash and recycling areas, ensuring all debris and litter are removed efficiently.
- Sweep, blow, and pressure-wash exterior surfaces and shared community spaces as needed to preserve cleanliness and safety.
- Perform light exterior maintenance and repairs, including work on fencing, signage, trash receptacles, and lighting fixtures.
- Operate and maintain non-landscaping equipment like pavement sweepers, blowers, and pressure washers in accordance with safety guidelines.
- Monitor property for safety hazards, property damage, vandalism, and maintenance needs, reporting any issues promptly to management.
- Assist with move-in and move-out clean-ups, event setups, and participation in special projects or community initiatives.
- Consistently follow property safety, appearance, and sustainability policies and procedures.

Qualifications & Requirements
- Minimum of 1 year of experience in groundskeeping, property maintenance, custodial work, or general labor preferred.
- Ability to safely operate relevant maintenance equipment, including sweepers, blowers, and pressure washers.
- Basic handyman skills for performing light exterior repairs on property fixtures.
- Demonstrated reliability, punctuality, and ability to work independently with minimal supervision.
- Physical ability to lift over 50 lbs, stand and walk for prolonged periods, and work outdoors in a variety of weather conditions.
- Possession of a valid driver’s license and reliable transportation.
- High school diploma or equivalent preferred.
