Groundskeeper - SummaryAs a Groundskeeper, you will be responsible for the day-to-day upkeep of exterior common areas, ensuring that all grounds are clean, safe, and well-maintained. The Groundskeeper is accountable for a variety of maintenance tasks, from litter removal to basic repairs, and plays a vital part in supporting property operations. This role requires a hands-on approach, attention to detail, and the ability to work both independently and as part of a team. Groundskeepers are often the first line of defense against safety hazards and property damage, making their contributions essential to the overall success of the apartment community.
Duties & Responsibilities- Maintain exterior common areas, including sidewalks, courtyards, parking lots, trash enclosures, and walkways to ensure a clean and inviting appearance.
- Empty and clean trash and recycling areas regularly, and promptly remove debris and litter from all outdoor spaces.
- Sweep and pressure-wash exterior surfaces and common areas as needed to maintain cleanliness and safety standards.
- Perform basic exterior maintenance and repairs, such as fixing fencing, signage, trash cans, and lighting fixtures to ensure property functionality and attractiveness.
- Operate and maintain equipment necessary for non-landscaping tasks, including pavement sweepers, blowers, and pressure washers.
- Monitor the property for safety hazards, property damage, vandalism, and maintenance needs, promptly reporting any issues to management.
- Assist with move-in and move-out clean-ups, event setups, and special projects as assigned by property management.
- Follow all property safety, appearance, and sustainability standards to ensure compliance with company policies and local regulations.

- Minimum of 1 year of experience in groundskeeping, maintenance, custodial, or general labor roles is preferred.
- Proficient in the safe operation of relevant equipment such as sweepers, blowers, and pressure washers.
- Basic handyman skills for performing light exterior repairs, including fixing fencing, signage, and lighting.
- Demonstrated reliability, punctuality, and the ability to work independently with minimal supervision.
- Capability to lift 50 pounds or more, stand and walk for extended periods, and work outdoors in various weather conditions.
- Valid driver’s license and reliable transportation are required.
- High school diploma or equivalent is preferred.
