The Groundskeeper plays a vital role in maintaining clean, safe, and attractive exterior environments for apartment communities. As a dedicated Groundskeeper, you will ensure the property’s exterior common areas meet high standards of appearance and safety, contributing directly to resident satisfaction and the overall appeal of the community. Working as a Groundskeeper, you will be responsible for keeping all exterior areas—including sidewalks, courtyards, parking lots, and walkways—clean and free of debris. You will empty and clean trash and recycling containers, remove litter, sweep and pressure-wash surfaces, and perform light exterior repairs such as fixing fencing, signage, trash cans, and lighting fixtures. The Groundskeeper operates a variety of non-landscaping equipment safely, including pavement sweepers, blowers, and pressure washers, ensuring every part of the community is maintained to the highest standards. Your role also includes monitoring for hazards, reporting property damage, and assisting with move-in or move-out cleanups, event setups, and special projects as needed.
To excel as a Groundskeeper, you should have at least one year of experience in groundskeeping, general maintenance, custodial services, or a similar field. The ideal candidate demonstrates solid handyman skills, operates equipment safely, and works effectively with minimal supervision. Physical stamina is essential as the role requires lifting up to 50 pounds, standing or walking for extended periods, and working outdoors in all weather conditions. A valid driver’s license and reliable transportation are required. A high school diploma or equivalent is preferred but not mandatory.
