Groundskeeper - SummaryThe Groundskeeper is responsible for upholding the exterior appearance, safety, and cleanliness of all apartment community grounds and shared spaces. This role is ideal for candidates who take pride in their work, have a strong sense of responsibility, and enjoy outdoor, physical tasks. You will work closely with property management and maintenance teams to keep the environment welcoming for residents and visitors. Your proactive approach to maintenance and safety helps foster a sense of community and well-being throughout the property.
Duties & Responsibilities- Maintain all exterior common areas, including sidewalks, courtyards, parking lots, trash enclosures, and walkways, ensuring they remain clean and free from debris at all times.
- Empty trash receptacles and recycling bins regularly, cleaning and organizing designated waste removal areas.
- Perform routine sweeping and pressure washing of exterior surfaces and common areas to remove dirt, stains, and litter.
- Conduct basic exterior repairs as needed, such as fixing fencing, signage, trash cans, and lighting fixtures to maintain safety and appearance.
- Operate and maintain non-landscaping equipment safely and effectively, including pavement sweepers, blowers, and pressure washers.
- Monitor the property for safety hazards, property damage, signs of vandalism, and maintenance needs, reporting issues promptly to the management team.
- Assist with move-in and move-out clean-ups, as well as event setups and special projects as requested by management.
- Follow all property safety protocols, appearance standards, and sustainability initiatives to support a clean and eco-friendly environment.

- At least one year of experience in groundskeeping, maintenance, custodial work, or a related general labor field is preferred.
- Demonstrated ability to operate grounds maintenance equipment (pavement sweepers, blowers, pressure washers) safely and efficiently.
- Basic handyman skills for conducting light repairs on exterior property features.
- Reliable, punctual, and capable of working independently with minimal supervision.
- Physical ability to lift at least 50 pounds, stand and walk for extended periods, and work outdoors in a variety of weather conditions.
- Valid driver's license required; possession of a CDL is a plus if necessary for certain equipment.
- High school diploma or equivalent is preferred.
- Demonstrates strong attention to detail and a commitment to maintaining high standards of cleanliness and safety.
- Possesses excellent time management skills and the ability to prioritize tasks independently.
