Groundskeeper - Summary
- Responsible for the cleanliness, safety, and visual appeal of exterior and common areas of apartment communities.
- Ensures that all common spaces such as sidewalks, courtyards, parking lots, and walkways are maintained to the highest standards.
- Acts as the first line of defense in identifying and addressing property maintenance and safety concerns.
Duties & Responsibilities
- Maintain sidewalks, courtyards, parking lots, trash enclosures, and walkways by performing routine cleaning and upkeep.
- Empty and clean trash and recycling areas; proactively remove debris and litter from all exterior spaces.
- Sweep and pressure-wash exterior surfaces and common areas as necessary to ensure cleanliness and safety.
- Perform light exterior maintenance and repairs, including work on fencing, signage, trash cans, and lighting fixtures.
- Operate and maintain non-landscaping equipment such as pavement sweepers, blowers, and pressure washers safely and efficiently.
- Monitor the property for safety hazards, damage, vandalism, and maintenance needs; report issues to management promptly.
- Assist with move-in/move-out clean-ups to prepare units and common areas for new residents, as well as event setups and special projects as assigned.
- Adhere to safety, appearance, and sustainability standards established by the property management team.

Qualifications & Requirements
- At least 1 year of experience in groundskeeping, property maintenance, custodial, or general labor roles preferred.
- Ability to safely and proficiently operate grounds maintenance equipment, including sweepers, blowers, and pressure washers.
- Basic handyman skills for performing light repairs on property exteriors and fixtures.
- Dependable, punctual, and capable of working independently with minimal supervision.
- Physical ability to lift 50 pounds or more, stand and walk for extended periods, and work outdoors in various weather conditions.
- Valid driver’s license required; commercial driver’s license (CDL) is a plus if needed for specific equipment.
- High school diploma or equivalent is preferred.
