Construction Superintendent Position Overview
The Construction Superintendent plays a vital role in overseeing and managing commercial construction projects from inception to completion. The Construction Superintendent coordinates with stakeholders, supervises job site activities, and ensures that all construction phases meet required specifications and deadlines. Key Responsibilities
- Interpret and comprehend contracts, purchase agreements, and project documentation, ensuring all contractual obligations are understood and met.
- Coordinate closely with the Project Manager to align subcontractor and supplier scope for effective project execution.
- Assess and plan site logistics, including site access, temporary roads, fencing, and related infrastructure, discussing logistics strategies with the Project Manager.
- Conduct pre-construction surveys and document site and building elevations, ensuring accurate baseline records before project commencement.
- Arrange for temporary services, execute primary surveying, and establish horizontal control benchmarks necessary for construction activities.
- Lead pre-construction meetings and facilitate weekly coordination sessions with subcontractors, owners, architects, and consultants to ensure transparent project communication.
- Determine appropriate construction methods, allocate manpower, estimate material quantities, and schedule equipment usage, while maintaining detailed records of actual hours worked.
- Supervise field personnel and company employees assigned to the construction project, ensuring efficient workflow and adherence to project timelines.
- Schedule and coordinate the delivery and utilization of suitable equipment for the construction site.
- Identify and resolve job site issues, addressing construction challenges, productivity concerns, and work interface complications as they arise.
- Maintain thorough project documentation, including daily work logs and required paperwork, submitting all documentation promptly as needed.
- Monitor, coordinate, and review submittal logs and shop drawings to ensure compliance with project requirements.
- Review construction documents thoroughly for completeness and constructibility, and resolve discrepancies with the project design team as necessary.
- Collaborate with project management to establish and maintain a comprehensive master schedule for all construction activities.
- Develop and implement a detailed site logistics plan to optimize workflow and resource allocation.
- Oversee site safety protocols, ensuring the well-being of all workers and the overall safety of the project site.
- Uphold quality standards throughout the construction process, verifying that completed work aligns with project specifications.
- Manage general project budgets and monitor overall project costs to ensure financial objectives are achieved.
Qualifications
- Minimum of four years of construction supervision and/or craft supervision experience, specifically within similar facility construction projects.
- Bachelor's degree in construction management, engineering, or a related field, or an equivalent combination of education and eight years of related experience and/or training.
- Comprehensive knowledge of construction technology, equipment, and construction methods.
- Familiarity with craft agreements, jurisdiction, and negotiation processes, as well as engineering principles, cost control, scheduling, and safety regulations.
- Strong communication, organizational, and supervisory skills, with the ability to define problems, collect data, establish facts, and draw well-supported conclusions.
- Intermediate proficiency in Microsoft Word, Excel, and Outlook.
