Construction SuperintendentThe Construction Superintendent plays a vital role in the successful execution of commercial construction projects, particularly those focused on tenant improvement (TI) and renovation work. As a full-time Construction Superintendent located in Carlsbad, CA, you will oversee projects from inception through completion, ensuring all milestones are achieved efficiently, safely, and in compliance with industry standards. Responsibilities- Manage daily field activities on-site to ensure project milestones and schedules are met, providing continuous supervision across all project areas.
- Develop and maintain short-interval look-ahead schedules to proactively track upcoming events, communicate progress, and address potential issues before they impact project timelines.
- Implement and enforce site safety plans, fostering a culture that prioritizes health, cleanliness, and safety for all personnel involved in the project.
- Coordinate and manage construction activities to ensure orderly, deliberate progress aligned with contract documents and best-practices standards.
- Establish and maintain all necessary dimensional controls for the project, including coordination with third-party survey and layout personnel as appropriate.
- Verify all work is completed to quality standards, ensuring installations are plumb, level, straight, and consistent with industry expectations.
- Secure all required inspections and document the quality aspects of completed work effectively.
- Ensure compliance with contract terms, legal requirements, and community regulations governing each construction project.
- Administer client-specific programs, such as site rules, safety, and security protocols, as required by each project.
- Conduct and participate in pre-construction, progress, and other meetings to maintain clear project communication and alignment among all stakeholders.
- Oversee self-performed activities to ensure alignment with the established project budget and objectives.
- Manage project scope changes to ensure all teams are working from the most current documentation and avoid unnecessary rework.
- Administer contracts, subcontracts, purchase orders, and related agreements, ensuring consistent and proactive compliance with all terms and conditions.
- Lead the punch list and project closeout process to ensure timely and thorough completion of all deliverables.
- Maintain daily paperwork, including timecards, field reports, schedule updates, and project correspondence.
- Facilitate timely and professional interaction with client departments, vendors, and supporting groups to ensure seamless workflow integration.
- Assist with project scheduling for proposals, review estimates, contribute to proposal development, and participate in project interviews as needed.
- Engage in marketing efforts and support acquisition of new projects to contribute to ongoing company growth.
- Perform additional duties as assigned to support company goals and project success.
- Proven experience managing tenant improvement (TI) and renovation projects within the commercial construction sector.
- Associate’s degree in Construction Management or a related field, or Journeyman status in a building trade from an accredited organization, with demonstrated progressive supervisory experience in construction.
- Strong understanding of construction means, methods, and best practices for commercial and institutional buildings, including associated site work.
- Proficiency in spreadsheets, email, scheduling platforms, Microsoft Office, and other construction industry software.
- Current safety credentials, including OSHA 30, First Aid, and CPR certification.
- Comprehensive knowledge of work sequencing, project scheduling, control procedures, and change order management.
- Excellent listening, communication, and critical thinking skills, with a proven ability to identify and resolve complex issues efficiently.
- Goal-oriented, proactive, and committed to delivering quality results with minimal need for rework.
- Demonstrated leadership and interpersonal skills, including the ability to lead teams, foster collaboration, and manage challenging situations to successful conclusions.
