The Construction Superintendent plays a critical leadership role in the successful delivery of multi-family construction projects. As a key member of the project management team, the Construction Superintendent oversees daily field operations, ensuring that all project activities are executed efficiently, safely, and in compliance with established standards. This full-time position is based in San Diego, CA, offering the opportunity to contribute to dynamic multifamily developments in a thriving metropolitan area known for its robust growth and vibrant construction market.
Responsibilities
- Direct and manage field operations across multiple projects, ensuring on-schedule and on-budget completion of all assigned work.
- Implement and monitor comprehensive safety programs that meet or exceed annual safety goals, fostering a culture of safety participation at every level.
- Enforce quality control standards, ensuring all work complies with project quality programs, approved plans, specifications, design drawings, and applicable building codes.
- Develop, maintain, and proactively drive construction schedules in collaboration with the project team, with daily updates to ensure milestones and deadlines are achieved.
- Coordinate material and service purchase orders, verifying the timely receipt of materials and return of equipment as needed.
- Maintain detailed inventory logs, managing the distribution of materials to employees and subcontractors.
- Supervise field employees and subcontractors, planning and monitoring their work performance and ensuring accurate time and production reporting.
- Mentor and develop project team members, supporting their professional growth and adherence to company standards.
- Lead project meetings with stakeholders to drive ongoing project progress and address challenges proactively.
- Maintain a comprehensive daily superintendent log that tracks site progress, notable events, inspections, and other essential project information.
- Conduct weekly safety meetings and job discussion forums to promote awareness and address any safety-related concerns.
- Perform and document weekly safety inspections, taking corrective actions as necessary.
- Prepare and distribute weekly progress reports, ensuring timely submission by the end of each week.
- Establish and maintain credibility with owners, trade contractors, and stakeholders by upholding a fair and trustworthy work environment.
- Review project details with architects, engineers, and subcontractors, verifying compliance with plans, specifications, and requirements.
- Examine vendor drawings and submittals to ensure project deliverables meet expectations.
- Foster a culture of quality, taking steps to ensure all products and services meet both company and client standards.
- Authorize and approve supervision personnel transactions, including hiring, transfers, and wage decisions, in coordination with project managers.
- Lead and participate in project means and methods planning, driving innovative solutions and effective work plans.
- Collaborate with all work teams, including subcontractors, to resolve challenges and achieve overall project objectives for safety, quality, and schedule adherence.
Qualifications
- Minimum of 8-10 years of supervisory experience in ground-up multi-family or hotel construction projects.
- Comprehensive understanding of all construction trades, with the ability to read and interpret trade specifications and plans.
- Prior experience as a foreman or journeyman in construction is highly valued.
- OSHA 10-hour training (or equivalent) required.
- Current CPR and First Aid certifications.
- Proficiency in Microsoft Office applications (Word, Excel, Outlook).
- Advanced experience with Microsoft Project and Procore.
- Familiarity with BIM, LEAN, and LEED practices is a plus.
- Strong organizational skills, detail orientation, and the ability to prioritize tasks effectively.
- Excellent written and verbal communication skills.
- Ability to work outdoors year-round and adapt to varying weather conditions.
- Availability to work extended hours as project needs arise.
- Ability to travel throughout construction sites during all phases of the project.
- Physical ability to lift heavy objects and safely use ladders as required.
- Valid motor vehicle driving record consistent with company and insurance carrier policies.
- Ability to use cellular and electronic communication tools to maintain contact with team members.
- Demonstrated leadership and motivational skills, fostering team collaboration and high performance.
