Construction Project Manager (PM) - Summary

Duties & Responsibilities
- Interpret and analyze blueprints, drawings, specifications, and proposals to ensure project requirements are clearly understood and met.
- Conduct detailed quantity take-offs and prepare accurate estimates for both self-performed and subcontracted work.
- Develop and manage project schedules, ensuring all tasks are completed according to established timelines.
- Solicit and evaluate quotes from subcontractors and material suppliers, promoting cost-effective solutions and high-quality outcomes.
- Manage subcontractors and material suppliers, overseeing change orders and ensuring adherence to project specifications and budgets.
- Analyze alternative construction methods to optimize efficiency and value for each project.
- Prepare and manage billings for owners and subcontractors, ensuring accuracy and timeliness.
- Process and track submittals, Requests for Information (RFIs), and resolve discrepancies through effective communication and analysis.
- Coordinate project documentation and maintain compliance with regulatory construction standards.
- Foster open communication with all project stakeholders, facilitating team meetings and delivering critical information in a timely manner.

Qualifications & Requirements
- Bachelor's degree in construction management, business, or a related field preferred.
- 3-5 years of relevant experience in construction management or equivalent knowledge, with a strong understanding of commercial construction processes.
- Demonstrated experience in planning, design review, coordination, and conflict resolution within construction projects.
- Proficiency in preparing cost proposals, managing subcontracts, and overseeing project schedules and budgets.
- Ability to review and approve construction drawings, bid documents, pay applications, and change orders.
- Strong organizational, task management, and multitasking abilities, particularly in a fast-paced environment.
- Excellent math skills and proficiency with Microsoft Office Suite (Excel, Word, Project, Outlook), Sage 100, Procore, and Bluebeam.
- Good driving record and willingness to travel as required.
- Familiarity with LEED certifications and industry best practices is a plus.
