Responsibilities
- Collaborate with team members to identify and integrate necessary support throughout project phases.
- Develop and maintain comprehensive project schedules to ensure timely delivery of all milestones.
- Review and interpret project drawings and specifications, ensuring compliance with client requirements and regulatory standards.
- Coordinate closely with project development teams to develop architectural plans, interior designs, and construction specifications tailored to the life sciences sector.
- Prepare detailed and accurate construction estimates, ensuring alignment with project scope and budget.
- Monitor budget performance, review financial information, and implement corrective actions as necessary to meet targeted budget goals.
- Lead project kick-off meetings with executive-level stakeholders, including the Vice President of Construction and project teams, to establish objectives and expectations.
- Source and coordinate materials with suppliers to maintain project timelines and quality standards.
- Track project expenditures, analyze variances between estimated and actual costs, and take proactive measures to optimize financial performance.
- Work collaboratively with production teams to ensure seamless project execution from inception to completion.
- Exercise decision-making authority regarding project costs, scheduling, methodologies, and overall performance to achieve the best outcomes.
- Maintain accountability for contract administration, execution, job costing, billing, change order management, claims, and project closeout processes.
- Participate in regular project management meetings to review progress, performance, and opportunities for process improvement.
Qualifications
- Bachelor’s degree in Building Construction Management or a related field is required.
- A minimum of 10 years’ experience managing commercial construction projects, with significant expertise in the life sciences or biotech sectors.
- Proven experience as a Construction Project Manager overseeing multiple large-scale jobs, typically managing 4-5 concurrent projects with budgets ranging from $4.5M to $20M.
- Demonstrated knowledge of construction codes, industry standards, and general construction methods relevant to life sciences facilities.
- Ability to read and interpret contracts, develop detailed scopes of work, and ensure project compliance.
- Advanced computer skills, including proficiency in Excel, Word, and construction estimating software.
- Experience collaborating with accounting departments to produce accurate operational reports and track job costs.
- Strong leadership, communication, negotiation, and people management skills.
- Ability to work independently and manage time effectively in a fast-paced, multi-functional environment.
- Adaptability to handle complex and evolving project requirements, effectively prioritize tasks, and maintain focus under pressure.
- Excellent analytical and organizational abilities to develop and execute strategic project plans.
- Professional communication skills, both written and verbal, with attention to detail in documentation and reporting.
- Capacity to evaluate options, make sound decisions, and consider diverse perspectives throughout the project lifecycle.
