Construction Estimator – Multi-Family Summary
- Lead preconstruction and estimating initiatives for multifamily construction projects, ensuring accuracy and efficiency throughout all project phases.
- Work collaboratively with internal and external stakeholders, including clients, architects, engineers, and subcontractors, to support project planning and execution.
- Prepare detailed cost estimates, analyze project feasibility, and implement value engineering strategies.
- Support business development efforts by preparing proposals, responding to RFPs, and engaging in client interviews.
Duties & Responsibilities

- Execute and support company policies and procedures, fostering a lean, efficient work environment.
- Seek and support new business development opportunities in the multifamily sector, including preparation of RFPs and proposals.
- Take responsibility for estimating and preconstruction activities for complex multi-family projects, including conceptual, design, and final construction documents in Design/Build, Guaranteed Maximum Price, and Hard Bid formats.
- Conduct thorough cost analysis, value engineering, and life-cycle costing to ensure project feasibility and profitability.
- Prepare and manage bid packages, define scopes of work, and oversee subcontractor solicitation, evaluation, and award processes.
- Supervise departmental estimating efforts, ensuring adherence to timelines, quality standards, and accuracy requirements.
- Mentor and guide junior estimators, fostering their professional development throughout the preconstruction process.
- Serve as the primary point of contact for resolving technical issues with clients, architects, engineers, and subcontractors during design and pre-bid phases.
- Participate in subcontractor award decisions with project management and ensure effective handoff to construction teams.
- Demonstrate strong presentation, negotiation, and communication skills during client RFPs and interviews.
- Perform additional duties as required to support preconstruction and estimating objectives.

Qualifications & Requirements
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
- Minimum of 5–7 years of experience in multifamily construction estimating or a related discipline.
- Proven success in preconstruction, estimating, and project management for multifamily residential projects.
- Strong references demonstrating leadership, achievement, and effective communication skills.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and experience with estimating software such as Procore, Sage Estimating, or similar platforms.
- Ability to accurately read and interpret architectural and engineering plans and specifications.
- Comprehensive knowledge of multifamily construction methods, materials, and cost structures.
- Understanding of budgeting, vendor selection, and proposal development processes.
- Exceptional organizational, multi-tasking, and planning abilities with a strong customer service orientation.
