Construction Estimator Job Summary
We are seeking a skilled Construction Estimator with substantial experience in residential construction to join our team on a full-time basis in San Diego, CA. This role is essential for providing comprehensive estimates on both conceptual and large custom home projects. The Construction Estimator will play a key role in preparing bid proposals, analyzing data for cost evaluations, and collaborating with project stakeholders, ensuring that all functions are performed in alignment with the company's mission and values.
Responsibilities
- Acquire a thorough understanding of the requirements and scope of each residential construction project or program.
- Select relevant metrics and methodologies to create valid and reliable estimates for custom home builds, remodels, or accessory dwelling units (ADUs).
- Conduct site visits, as well as visits to warehouses and other pertinent venues, to collect essential information for accurate cost forecasting.
- Review construction documents and consult with subject matter experts to gather all necessary technical data and project details.
- Analyze collected data to produce detailed forecasts, taking into account all aspects of project costs, including materials, labor, and subcontractor fees.
- Perform risk analysis to identify potential cost overruns, schedule impacts, or unforeseen conditions that may affect project estimates.
- Prepare and submit comprehensive reports, bids, and proposals as required for presentation to clients, owners, and project teams.
- Evaluate offers and quotes to select the most advantageous deals for the company, considering both price and quality.
- Establish and maintain positive working relationships with key vendors, including subcontractors, architects, and engineers.
- Collaborate with owners, architects, engineers, and contractors to address technical matters and value engineering opportunities during negotiations and contract execution.
Qualifications & Requirements
- Bachelor's degree in construction management, engineering, or a related field, or equivalent technical training and experience.
- At least 8 years of experience in estimating, cost control, or engineering within residential construction, with a focus on custom homes, high-end remodels, and ADUs.
- Demonstrated ability to coordinate team efforts and independently manage the estimating function, including the implementation of best practices.
- Strong computer proficiency, with the ability to quickly learn and utilize construction management software such as Buildertrend, Procore, Bluebeam, or PlanSwift.
- Technical knowledge of mechanical, electrical, structural, and architectural systems, as well as familiarity with local codes and regulatory requirements.
- Exceptional analytical skills and the capacity to manage multiple estimates and projects simultaneously.
- Experience with market pricing in the San Diego, CA area, including labor, materials, and subcontractor rates.
