Key Responsibilities
- Project Planning and Coordination: Lead and coordinate all phases of preconstruction, ensuring design, budgeting, and scheduling tasks are aligned with project objectives and deadlines. Oversee the integration of information from all stakeholders to maintain an efficient workflow.
- Budgeting and Cost Estimating: Develop, review, and maintain accurate cost estimates based on project designs and specifications. Collaborate with estimating teams to establish and monitor project budgets throughout the preconstruction phase.
- Design Review and Value Engineering: Work closely with design teams to review project plans, identify opportunities for cost savings, and implement value engineering strategies that enhance project value without compromising quality or functionality.
- Scheduling: Create and manage detailed schedules for all preconstruction activities. Track progress, set milestones, and ensure timely completion of tasks to facilitate a smooth handoff to the construction team.
- Risk Management: Identify, assess, and mitigate potential risks related to design, budgeting, or scheduling. Develop and implement contingency plans to address issues proactively.
- Client Interaction: Serve as the primary point of contact for clients during the preconstruction phase. Ensure clear, consistent communication regarding project updates, changes, and expectations to foster strong client relationships and provide high-quality service.
- Collaboration: Coordinate efforts between internal teams—including estimating, operations, and project management—and external stakeholders such as architects, engineers, subcontractors, and vendors.
- Documentation and Reporting: Maintain comprehensive documentation for all preconstruction activities. Prepare detailed reports on progress, cost estimates, schedules, and risk assessments for senior management and clients.
- Continuous Improvement: Stay informed about industry trends, emerging construction technologies, and best practices. Continuously evaluate and improve preconstruction processes to enhance efficiency and effectiveness.
Qualifications
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred.
- Experience: Minimum of 5-7 years in construction management, with at least 2-3 years focused on preconstruction or estimating roles.
- Skills and Abilities:
- In-depth understanding of construction processes, contract documents, and project delivery methods.
- Proficiency in project management software (such as Procore or Buildertrend) and Microsoft Office Suite.
- Strong expertise in cost estimating and budgeting for construction projects.
- Experience with scheduling software like Primavera or MS Project.
- Excellent communication and interpersonal skills for effective interaction with clients, architects, engineers, and internal staff.
- Proven ability to identify and mitigate risks, manage multiple priorities, and meet deadlines.
- Certifications (Preferred):
- PMP (Project Management Professional)
- LEED Accreditation
- CCM (Certified Construction Manager)
Working Conditions
- Primarily office-based with some site visits required.
- Occasional travel for client meetings, site evaluations, and project coordination may be necessary.
