Maintenance Technician - Summary
- Responsible for maintaining and repairing residential rental properties to ensure high standards for residents.
- Completes service requests, addresses maintenance issues, and performs preventative maintenance.
- Works both independently and as part of a team, providing exceptional customer service.
- Operates in a fast-paced environment, adapting to a variety of tasks and responsibilities.
Duties & Responsibilities
- Complete resident service requests and maintenance work orders promptly and professionally.
- Diagnose and repair issues related to HVAC, plumbing, electrical systems, appliances, drywall, painting, and general home maintenance.
- Perform regular property inspections to identify and proactively address potential concerns.
- Ensure all maintenance work meets company quality standards, safety protocols, and local building codes.
- Maintain accurate records of completed work using a tablet and company software.
- Communicate effectively with residents, team members, and management to resolve issues and provide status updates.
- Report safety hazards or property concerns in a timely manner to prevent accidents or further damage.
- Participate in on-call rotation, responding to after-hours maintenance emergencies as required.
- Travel locally using a company-provided vehicle to complete daily assignments.
- Lift and move materials and equipment, sometimes weighing up to 100 pounds, with or without assistance.

Qualifications & Requirements
- High school diploma or GED required.
- Experience in residential maintenance, construction, remodeling, or similar trades preferred.
- Working knowledge of HVAC, plumbing, electrical systems, appliances, and general home repairs.
- EPA Section 608 Type II or Universal Certification required.
- Valid driver's license, proof of insurance, and ability to pass a motor vehicle record (MVR) check.
- Familiarity with applicable building codes, safety standards, and preventative maintenance best practices.
- Strong troubleshooting and problem-solving abilities with the capacity to prioritize tasks and work independently.
- Comfortable operating a tablet or digital device for work order management and data entry.
Ideal Candidate Snapshot
- Trade school education or vocational training in a relevant field is a plus.
- Experience in single-family or multi-family property maintenance highly desirable.
- Demonstrated skills in drywall repair, painting, roofing, and other specialized home repairs.
- Background in property management, renovation, or construction will be an advantage.
- Ability to adapt to changing priorities and work effectively in both indoor and outdoor environments.
- Strong communication skills and a commitment to providing excellent customer service to residents.
