Construction Superintendent – Multifamily Job Overview
The Construction Superintendent – Multifamily is responsible for overseeing all aspects of field operations for multiple multifamily construction projects. This full-time position, based in San Diego, CA, plays a vital role in ensuring each project is completed on schedule, within budget, and according to the highest standards of safety and quality. The Construction Superintendent – Multifamily works closely with project teams, subcontractors, and field staff to manage operations, enforce safety protocols, and drive project milestones. Key Responsibilities
- Oversee and manage daily field operations for several multifamily projects simultaneously, ensuring adherence to timelines and budgets.
- Implement and enforce a comprehensive safety program to maintain a safe job site, meeting or exceeding annual incident goals.
- Ensure all work complies with project quality programs, approved plans, specifications, and relevant codes and standards.
- Develop, update, and drive construction schedules, working in collaboration with project teams to meet milestones and completion dates.
- Coordinate procurement processes by issuing purchase orders for materials and services, and confirming receipt and distribution on site.
- Maintain accurate inventory logs and manage the allocation of materials to field personnel.
- Supervise field employees and subcontractors, ensuring efficient workflow, accurate time tracking, and high productivity.
- Mentor and guide project team members, supporting their development and contributing to a culture of growth.
- Lead regular project meetings with internal and external stakeholders to monitor progress and resolve issues promptly.
- Maintain comprehensive daily logs documenting site progress, events, inspections, and other critical activities.
- Conduct weekly safety meetings and job discussion forums to reinforce a culture of safety and collaboration.
- Perform weekly safety inspections and prepare detailed progress reports, ensuring timely submission by the end of each week.
- Build strong relationships with owners, trade contractors, and stakeholders through fair and transparent communication.
- Review plans, vendor drawings, and submittals with architects, engineers, and subcontractors for compliance and quality assurance.
- Foster a work environment that emphasizes quality, innovation, and continuous improvement in all construction operations.
- Authorize personnel transactions such as hiring and transfers in partnership with project managers to ensure proper staffing levels.
- Participate in planning sessions to drive creative, effective construction methods and utilize work plans to execute strategies.
- Collaborate with all work teams, including subcontractors, to resolve problems and achieve project objectives regarding quality, safety, and scheduling.
Qualifications & Requirements
- Minimum of 8-10 years’ experience in a supervisory role within ground-up multifamily or hotel construction projects.
- Comprehensive knowledge of all construction trades, with the ability to read and interpret specifications and plans.
- Prior experience as a foreman or journeyman is preferred.
- OSHA 10-hour certification or equivalent safety training required.
- CPR and First Aid certification.
- Intermediate proficiency with Microsoft Office (Word, Excel, Outlook) and advanced skills in Microsoft Project.
- Proficiency with Procore construction management software.
- Familiarity with BIM, LEAN, and LEED practices is a plus.
- Ability to manage and interpret digital images and construction documents.
- Strong organizational abilities, attention to detail, and flexibility to adapt to changing priorities.
- Outstanding written and verbal communication skills.
- Willingness and physical ability to work outdoors year-round and in various weather conditions.
- Availability to work extended hours as necessary, depending on project requirements and weather.
- Capacity to travel throughout all phases of construction sites.
- Physical ability to lift heavy objects, climb ladders, and utilize hearing/visual capabilities for safety.
- Valid motor vehicle driving record consistent with company and insurance policies.
- Proficient with electronic communication tools to maintain connectivity with managers and teams.
- Demonstrated leadership and motivational skills to support a team-oriented environment.
