Construction Estimator Job Overview
We are seeking a skilled Construction Estimator to play a vital role within a reputable and expanding commercial construction organization located in San Diego, CA. This full-time Construction Estimator position is central to the pre-construction phase, requiring a professional who can analyze project requirements, review technical documents, and develop detailed cost estimates for commercial construction projects. The Construction Estimator collaborates closely with project managers, architects, engineers, subcontractors, and clients to ensure that project estimates are comprehensive, accurate, and align with established budgets and schedules.
Key Responsibilities
- Project Analysis and Bid Preparation: Analyze project plans, specifications, and contract documents to understand the full scope and requirements of each commercial construction project. Scrutinize blueprints and technical drawings to determine the necessary materials, labor, and equipment, then prepare thoroughly itemized cost estimates and proposals.
- Quantity Takeoffs and Cost Evaluation: Conduct precise quantity takeoffs from construction drawings and specifications, identifying the specific quantities of materials, labor hours, and equipment needed for every project component. Utilize industry-standard construction estimating software such as RSMeans, Sage Estimating, or Procore to calculate costs based on current market pricing and productivity factors. Confirm material and equipment prices with suppliers and subcontractors.
- Cost Analysis and Value Engineering: Evaluate alternative construction methods, materials, and design choices to optimize overall project costs while maintaining quality and compliance. Collaborate with other project stakeholders to identify value engineering opportunities and implement cost-saving measures where appropriate.
- Subcontractor and Vendor Coordination: Solicit and assess competitive bids from subcontractors and vendors covering a range of construction trades and services. Negotiate pricing, contract terms, and deliverables to secure the most competitive options and foster strong professional relationships for ongoing and future projects.
- Risk Assessment and Contingency Planning: Identify and quantify potential risks that may influence project costs, timelines, or quality. Develop and incorporate contingency plans to address unforeseen circumstances or changes in project scope, collaborating with the broader project team to effectively manage risk throughout the project lifecycle.
- Bid Presentation and Client Communication: Present detailed cost estimates, proposals, and supporting documentation to clients, architects, engineers, and other stakeholders. Clearly explain cost assumptions, methodologies, and pricing strategies to ensure transparency and to gain client approval. Respond promptly and professionally to client questions and requests for modifications.
- Documentation and Reporting: Maintain thorough records of all cost estimates, bid documentation, subcontractor agreements, and project communications. Prepare and deliver reports, summaries, and analyses of estimated costs and bid outcomes for both internal review and client presentations, carefully documenting all revisions and updates throughout each stage.
Qualifications and Requirements
- Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, or a related discipline.
- Demonstrated experience in commercial construction estimating, ideally within a general contracting or construction management environment.
- Proficiency with construction estimating software such as RSMeans, Sage Estimating, Procore, or comparable tools.
- Comprehensive knowledge of construction methods, materials, building codes, and industry standards.
- Strong analytical skills with the ability to interpret construction drawings, technical specifications, and related documentation.
- Excellent verbal and written communication skills, with demonstrated ability to negotiate and collaborate with clients, subcontractors, and internal teams.
- Meticulous attention to detail and a commitment to accuracy in all areas of cost estimation and project analysis.
- Capability to work independently, prioritize multiple tasks, and meet project deadlines in a dynamic commercial construction environment.
- Familiarity with project management principles and practices considered an asset.
