Construction Estimator Job Overview
We are seeking a skilled Construction Estimator to join a reputable and growing commercial construction organization in Colorado Springs, CO. This full-time position is integral to the pre-construction phase and focuses on preparing accurate and comprehensive cost estimates for commercial construction projects. The Construction Estimator will collaborate closely with project managers, architects, engineers, subcontractors, and clients to ensure estimates align with project requirements, budgets, and timelines. This role requires exceptional analytical abilities, attention to detail, and a thorough understanding of construction methods, materials, and labor costs.
Key Responsibilities
- Project Analysis and Bid Preparation: Review project plans, specifications, and contract documents to understand the full scope and requirements of each project. Analyze blueprints and technical documents to identify the necessary materials, labor, and equipment. Prepare detailed cost estimates and proposals, including itemized breakdowns for labor, materials, subcontractor bids, and overhead costs.
- Quantity Takeoffs and Costing: Conduct precise quantity takeoffs and measurements from construction drawings and specifications to determine required materials, labor, and equipment. Utilize industry-standard construction estimating software to calculate costs using current unit prices, labor rates, material costs, and productivity factors. Verify pricing and availability with suppliers and subcontractors to ensure accuracy in estimates.
- Cost Analysis and Value Engineering: Evaluate alternative construction methods, materials, and design options to optimize project costs without compromising quality or functionality. Work collaboratively with project teams to identify value engineering opportunities and cost-saving measures while maintaining all project requirements and specifications.
- Subcontractor and Vendor Management: Solicit and assess bids from subcontractors and vendors for various construction trades and services. Negotiate pricing, terms, and contracts to secure competitive bids and favorable project outcomes. Build and maintain strong relationships with subcontractors and suppliers to ensure effective communication and procurement during the project lifecycle.
- Risk Assessment and Contingency Planning: Identify potential risks and uncertainties that may impact project costs, schedules, or performance. Develop contingency plans and allowances to address unforeseen circumstances or changes in project scope. Collaborate with project teams to assess and manage risks throughout the project.
- Bid Presentation and Client Communication: Present cost estimates, proposals, and bid documents to clients, architects, engineers, and stakeholders. Clearly explain cost assumptions, methodologies, and pricing strategies to justify budgets and facilitate client approval. Respond professionally to client inquiries, concerns, and requests for modifications to ensure project alignment with goals and objectives.
- Documentation and Reporting: Maintain accurate records of all cost estimates, bid documents, subcontractor agreements, and project correspondence. Prepare and present reports, summaries, and analyses of estimated costs, bid results, and project budgets for internal and client review. Document all changes or revisions to cost estimates throughout the bidding process and project execution.
Qualifications & Requirements
- Bachelor's degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field.
- Proven experience in commercial construction estimating, preferably within general contracting or construction management environments.
- Proficiency with construction estimating software such as RSMeans, Sage Estimating, Procore, or equivalent tools.
- Comprehensive knowledge of construction methods, materials, building codes, and industry standards.
- Strong analytical skills with the ability to interpret construction drawings, specifications, and technical documents accurately.
- Excellent communication and negotiation skills, with a professional approach to interacting with clients, subcontractors, and project teams.
- Detail-oriented with a focus on accuracy and precision in cost estimation and analysis.
- Ability to work independently, manage multiple tasks, and meet deadlines in a dynamic and fast-paced environment.
- Familiarity with project management principles and practices is advantageous.
