Assistant Superintendent – Multifamily Construction Job Overview
The Assistant Superintendent – Multifamily Construction plays a vital role in supporting the successful execution and delivery of multifamily construction projects. As part of the site management team, the Assistant Superintendent collaborates closely with the Superintendent and project staff to ensure that all field operations are executed in line with project schedules, quality standards, and safety protocols. This full-time position is based in San Diego, CA, offering an excellent opportunity to contribute to innovative multifamily developments in a dynamic and growing urban environment.
Key Responsibilities
- Supervise daily field activities to ensure project milestone dates and overall schedule completion targets are achieved, maintaining continuous oversight of all work within the project scope.
- Develop and update short-interval look-ahead project schedules to communicate and track upcoming construction events, proactively addressing potential issues and facilitating timely solutions.
- Implement and manage the project site safety plan, fostering a culture that prioritizes safety, health, and cleanliness for all team members and visitors.
- Coordinate all construction activities to ensure work is performed in compliance with contract documents and industry best practices, maintaining high standards of craftsmanship and quality.
- Establish and maintain dimensional controls for the project, utilizing third-party survey and layout personnel as appropriate to verify accuracy.
- Inspect all installed work to ensure it meets quality benchmarks, including being plumb, level, and straight, and document all inspections accordingly.
- Manage and document all required inspections, ensuring that the project's physical work meets or exceeds quality standards.
- Ensure compliance with all contract terms, legal requirements, and community regulations throughout the duration of the project.
- Administer client-specific programs such as site rules and regulations, safety initiatives, and security measures.
- Participate in pre-construction, progress, and other project or staff meetings, both conducting and attending as needed.
- Oversee self-performed activities to ensure adherence to established project budgets.
- Manage changes in project scope, ensuring the latest project documents are used to prevent rework and ensure clarity.
- Administer contracts, subcontracts, purchase orders, and agreements to confirm that all terms and conditions are consistently met.
- Coordinate the punch list and project closeout process to guarantee timely and thorough completion of all project deliverables.
- Maintain daily paperwork, including timecards, field reports, schedule updates, and correspondence.
- Collaborate with supporting groups such as IT, vendors, and security, ensuring effective and timely communication.
- Assist in developing project schedules for proposals, review estimates, and contribute to the proposal and interview process as needed.
- Participate in marketing and business development efforts to secure new projects.
- Perform additional duties as required to support project and company objectives.
Qualifications & Requirements
- Demonstrated ground-up construction experience, with specific experience in multifamily construction projects.
- Associate’s degree in Construction Management or a similar field, or Journeyman status in a recognized building trade from an accredited organization, combined with progressive supervisory experience in construction.
- Strong understanding of construction means and methods associated with new construction and renovation of commercial, institutional, and multifamily buildings.
- Proficiency in spreadsheets, email, scheduling, Microsoft Office, and industry-standard construction software.
- Current safety credentials, including OSHA 30, First Aid, and CPR certifications.
