We are seeking a dedicated Assistant Project Manager – Construction (APM) to join a leading commercial construction general contracting firm. The Assistant Project Manager – Construction (APM) plays a crucial role by assisting project managers and superintendents to ensure that all aspects of project delivery adhere to quality, schedule, and safety standards. Responsibilities
- Receive, review, and organize submittals to ensure project requirements are met.
- Write and track Requests for Information (RFIs) and assist with processing change orders to maintain clear communication across stakeholders.
- Prepare, distribute, and maintain meeting agendas and minutes, documenting crucial project discussions and decisions.
- Maintain up-to-date construction drawings, providing administrative and occasional marketing support as needed.
- Assist the Project Manager and Superintendent with subcontract administration and schedule tracking, helping to keep projects on time and within budget.
- Stay current on construction drawings and as-built documentation, ensuring accuracy and compliance throughout the project lifecycle.
- Prepare and manage procurement tracking logs, aligning material and equipment deliveries with project schedules and milestones.
- Monitor the status of submittals, RFIs, project changes, and ongoing work, with a focus on identifying items that could impact project timelines or costs.
- Organize and maintain both electronic and hard copy project folders as directed by the project manager, ensuring all project documentation is accessible and up-to-date.
- Distribute current drawings and specifications to subcontractors, supporting effective collaboration and quality control.
- Assist with Quality Assurance and Quality Control by verifying installed materials match approved submittals and specifications.
- Document project site activities through written reports and photographs, maintaining comprehensive records of progress and compliance.
- File inspection and test reports in both electronic and hard copy formats to ensure regulatory compliance.
- Participate in the project closeout process, supporting a seamless transition from construction to occupancy or client acceptance.
- Work collaboratively with the project team to monitor and uphold safety standards, including OSHA requirements, fostering a safe working environment for all personnel and site visitors.
- Assist in monitoring job cost reports to ensure accurate tracking of quantities and projections, and account for all potential subcontractor costs impacting the project budget.
- Understand construction schedules and collaborate with the project team to achieve critical path milestones and deadlines.
- Support the creation, management, and modification of subcontract agreements and purchase orders, ensuring compliance with project requirements.
- Coordinate with the project manager to track master subcontract agreements, ensuring timely receipt of signed documentation.
Qualifications
- Bachelor’s degree in Construction Management or a related field.
- Three to five years of relevant experience in industrial or commercial construction projects, or an equivalent combination of education and professional experience.
- Strong attention to detail, with the ability to handle multiple priorities and maintain organizational systems.
- A proactive attitude and a commitment to building successful projects collaboratively.
